Rubicon Square & the Fairgrounds Neighborhood

Condo developments are popping up in Dayton, I’m sure you’ve noticed the newer Patterson Square and McCormick condos, as well as the Sixth St Lofts, but there is another condo development that you might not know about, in fact, you might not Contemporary home in FNknow this neighborhood even exits, at least as a neighborhood with a name and a development plan. I’m talking about Rubicon Square condos.

Rubicon Square is in the Fairgrounds Neighborhood, which is located just south of Miami Valley Hospital and west of Brown St. Its borders are Wyoming, Main, Stewart, and Brown streets, and it’s a fascinating mix of older and newer, more contemporary homes. A home in Fair Market condition can sell for $117,000- $145,000. It’s tucked in behind the newer Brown St development, so in addition to being a charming neighborhood on its own, you are in a very walkable neighborhood, that is beginning to see quite a bit of renewal.

Rubicon Square broke ground in 2013. This is a Charles Simms Development. If you’ve been in the Patterson Square condos, you will recognize the three-story floor plans, but you might not realize these are the same popular townhouses from the exterior because Rubicon Square condos reflect the quiet, tree-lined residential Fairgrounds Neighborhood. They have siding, gables with trim, and covered front doors. Inside, the townhouses reflect the modern style and floor plans that urban Dayton home owners are looking for- large windows that let in natural light, easy-care surfaces, and multi-use rooms, along with a second floor rear balcony for expanded living space.

This is a Planned Unit Development (PUD) so financing a condo in Rubicon Square is going to be easier than other condo Rubicon Squaredevelopments and are eligible for FHA loans. In addition, employees at Miami Valley Hospital may be eligible for a homestead assistance grant that helps with down payment and closing costs. MVH employees can learn more about a special down payment assistance program offered through the hospital by contacting Coretta Tengesdahl in the Human Resources Dept. HOA fees are $40.00/ month and cover snow removal, building maintenance, and the common landscaping.

As of writing this post, Simms Development told me they have 4 unfinished homes available, 1 “market” home available with about $8000.00 in upgrades, and the model home is still available in Rubicon Square. A testament to how livable and desirable these homes and the downtown location is.

Celebrate The Good In Your Neighborhood With Mayor’s Grant!

neighborhoodWhat makes your Dayton neighborhood special?  Showcase the reasons for your neighborhood pride by highlighting your good food, great sportsmanship, music, craft or festival event.  You may be awarded a grant of up to $500 form The Dayton Mayor’s Fund of the Dayton Foundation.

 

Grant Guidelines
Purpose: To celebrate the GOOD in your Dayton Neighborhood with a culturally-focused
on-site event that might feature music, dance, food, games, sports, theater, poetry – something that speaks to your neighborhood (and/or partnering neighborhood(s)).

 

Amount: A maximum of $500 per event may be awarded to purchase consumable supplies for the event.
Eligibility: Applicant must be an IRS recognized 501(c)(3) non-profit organization, or apply through a fiscal agent with an organization that has such designation; e.g. another Dayton neighborhood with a 501(c)(3) designation, a place of worship with said designation, or a neighborhood agency that is a non-profit organization.
Reporting Requirements: A final report with receipts attached for the grant money expended will be due thirty (30) days after the date of the event.
Application: The grant application may be downloaded at www.dayton.gov/mayorsfund or requested from Keith Klein, Cultural Coordinator, City of Dayton, via e-mail at  [email protected] or by calling (937) 333- 3812.
Deadline: Completed grant application and required tax identification document may be e-mailed, mailed, or hand delivered and must be postmarked or received no later than 4pm. on Friday, December 19, 2014. Applicants will be notified of awards on Monday, February 2, 2015.
Review Committee: Applications will be reviewed by a selection committee of  community volunteers and ranked on criteria.

AlterFest- A Labor Day Tradition!

Our Gem City is Known for Generosity

I have heard over the years that Dayton has the highest giving per capita over any other city in Ohio. Then I found this Dayton Daily News Article from August 2012 that validated what I believed to be true…

Dayton Leads Ohio Metros in Charitable Giving

“Dayton is the most generous major metropolitan area in Ohio, with residents on average donating 4.6 percent of their discretionary incomes to charity, according to a new analysis.

Dayton metropolitan residents overall give less money to charity than people in Akron, Columbus, Cincinnati and Cleveland, but local residents give away a greater share of their discretionary incomes, which is a better measure of generosity, according to an analysis of IRS data released by the Chronicle of Philanthropy.”

“Dayton is the most generous major metropolitan area in Ohio.”

It’s not that Daytonians give more total dollars than any other city in Ohio… it’s that we give a greater percentage of our income, than those who live in any other city.

That’s pretty impressive! And that’s good news for the long list of non-profits, charitable organizations and churches here in the Miami Valley!

For the past five years I have bHope Logoeen overseeing The Hope Foundation of Greater Dayton. Hope is a member agency of The Foodbank, Dayton. Hope operates a mobile food pantry that serves 1,000 households in Greene and Montgomery counties every month.

 

First, let me clear up some confusion about the difference between a food bank and a food pantry.

There is only ONE food bank in Dayton. It serves Montgomery county, Green county and half of Preble County. There are LOTS of food pantries. The Foodbank in Dayton is an amazing resource for those concerned about the growing problem of hunger. (Now labeled as “food insecurity.”) There are currFoodbankently 88 member agencies that acquire food for their pantries from the Foodbank.

The Foodbank in Dayton is part of Feeding America, a network of 200+ food banks across the country. The Foodbank receives food donated by local businesses (Kroger, Aldi, Walmart, Sam’s Club, Target and Meijer to name a few) as well as using it’s buying power to acquire large quantities of food at deep discounts from other sources, allowing them to then, in turn, provide its member agencies access to that food at a low agency fee. Over HALF of the 7.5 million pounds of food distributed by the Foodbank in Dayton is FREE to its member agents!

 

Let me put this into perspective for you…

Via the Foodbank, a member agency can acquire a one thousand pound skid of, say, canned corn for $100. At best, I might be able to otherwise purchase one can of corn for $.50. The average retail price per can is in the $1.25 range. By being a member agent of the Foodbank, we can acquire that same can of corn for TEN CENTS!

 

Groceries

Technically, Foodbank member agencies don’t “buy” food from the Foodbank… Member agencies pay a per-pound fee, based upon the pounds of certain foods received. The nominal fee is assessed primarily to help cover food transportation costs.

In other words, I can turn a $20.00 donation into $200 of purchasing power.

I’ve been attending church for most of my life… I love the story in the Bible of when Jesus multiplied a kid’s sack lunch (otherwise known as loaves and fishes) to feed 5,000 people. (And when all was said and done, there were leftovers!)

The downside is Jesus also said, “The poor you will always have with you.” The reality is we could all empty our bank accounts and this problem won’t simply go away.

 

HarleyBut we still fight the good fight… and it takes a lot of dedicated and generous people to do so. I am constantly amazed at how generous people can be! We don’t do a lot of fundraising, but from time to time an opportunity will come our way to help us raise some funds. Recently, someone donated a 1993 Harley-Davidson to The Hope Foundation. It’s a red 883cc sportster with a 1200cc “Screaming Eagle” kit. Only 17,000 miles! We are raffling it off to raise money. (Hoping to raise $20,000.)

 

Also, Hope was recently chosen to be one of the seven charities with the chance to receive a donation from the Dayton River Corridor Classic! The other charities are

Wright “B” Flyer Inc. Launches Replacement Project

Wright B Flyer approaches columbus re-enacting first cargo flightWright “B” Flyer Inc., an all-volunteer organization that flies a lookalike of the Wright brothers’ first production airplane, has launched a project to replace its venerable flying machine.
The not-for-profit organization has been flying Wright “B” Flyer No. 1, also known as the “Brown Bird” or “Iron Bird,” since 1982. The one-of-a-kind airplane resembles a 1911 Wright Model B airplane, but its design meets modern airworthiness standards, and it’s built from modern parts and materials.
The airplane has made flybys of the Rose Bowl and the Statue of Liberty and has been on display in Berlin. Numerous aviation pioneers and dignitaries have flown on the airplane, including the late Apollo astronaut Neil Armstrong. It’s a familiar sight in local skies at the Vectren Dayton Air Show and other community events.
The Brown Bird has been flying for a generation, thanks to regular maintenance and periodic upgrades. “We’re thinking ahead to the next generation,” said Jay Jabour, Wright “B” Flyer president and acting chair. “Eventually we will need to replace the Brown Bird with a new airplane. To ensure continuity of our mission in future years, we’re beginning the replacement process now.”
The new airplane project begins as Wright “B” Flyer’s heritage partners, the National Aviation Heritage Alliance, the National Park Service and others are working to restore the original Wright Company factory buildings in Dayton. The factory was the first in America built for the purpose of producing airplanes, and its first product was the Wright Model B.
Wright “B” Flyer is developing a fundraising plan for financial and in-kind donations. The project already has received a substantial donation by an individual. More details will be announced in the coming weeks.

WYSO Awarded $50,000 Signature Grant from the Dayton Power and Light Foundation

DP& L LogoPublic Radio station WYSO is pleased to announce that it’s been awarded a second “Signature Grant” for $50,000 from Dayton Power and Light Foundation to continue local economics and business reporting. WYSO used its first grant in 2013 to expand our newsroom capacity, including hiring Lewis Wallace as Economics and Business Reporter. Wallace came to WYSO from WBEZ in Chicago. Since his arrival, he has filed nearly daily stories and created innovative new programs like WYSO Curious? WYSO Curious

“This re-investment from DP&L ensures that we can continue to provide local reporting that digs deeply into issues that affect the local economy,” says WYSO Development Director Luke Dennis. “Of the dozens of Community Grants that DP&L makes every year, there are only a handful of Signature Grants each year. WYSO is honored to be chosen for such a generous investment.”

 

Public radio station WYSO 91.3 is licensed to Antioch College with studios in Yellow Springs. It broadcasts on multiple platforms: 91.3 FM, live streaming at WYSO.org, on HD radio and on the Public Radio Player, a mobile application. WYSO is the Miami Valley’s only NPR News station with programming from NPR, Public Radio International, American Public Media, PRX and the BBC as well as the the work of local and independent radio producers.

Bike Miami Valley Seeks Branding

 Since securing the title of “bicycle-friendly city” in 2010, Dayton has been rolling out more cycling infrastructure, amenities and advocacy to support its growing population of bicyclists, which is a cornerstone of the Greater Downtown Dayton Plan. This spring, Dayton Bike Share formally made Dayton only the second city in Ohio to raise the capital funding for a bike share program, announcing that roughly $1 million has been secured to launch the program, which further supports the Greater Downtown Dayton Plan’s calls for enhanced multi-modal transportation. Today, local cycling advocacy group Bike Miami Valley (BMV) and its community partners have two important announcements regarding the future of Dayton’s bicycling scene.

The Downtown Dayton Partnership (DDP), a BMV partner, is accepting proposals to design key brand elements for Dayton Bike Share. This will be a concept-to-completion production. “The community has really responded positively to the bike share program,” said Scott Murphy, Bike Miami Valley board president. “The bid-winner will work with the DDP’s marketing and branding team to create an identifiable logo and brand aesthetic to carry the momentum of this exciting new program for the Dayton community.” Requests for proposals (RFP) are due by 4 p.m. Monday, Sept. 8. The formal launch and management of Dayton Bike Share will require a leader who is passionate about cycling. BMV is now accepting applications for an executive director, who will manage the bike share program for Bike Miami Valley and provide leadership in financial development, planning and program implementation. “We seek a highly-motivated, goal-oriented candidate with excellent leadership skills and entrepreneurial spirit,” Murphy said. “The successful candidate demonstrates clear and effective communication skills, comfort in outreach efforts, and has the ability to grow Bike Miami Valley into a self-sustaining organization.” Download the complete application information at bikemiamivalley.org.

Dayton Bike Share volunteers and community partners have been hard at work planning the launch of the bike share program. The team includes BMV, along with the Greater Dayton Regional Transit Authority (GDRTA), plus supporting organizations the Miami Valley Regional Planning Commission (MVRPC), City of Dayton, DDP, Five Rivers MetroParks andMontgomery County.  Current plans for Dayton Bike Share include 200 bicycles and 22 stations serving 4 square miles from the heart of downtown Dayton. Opportunities for partnerships via sponsorship of bike share stations and bicycles, as well as corporate membership programs, are still available. Stakeholders estimate the program will be fully functional by spring of 2015.

Explore. Exchange. Excite – TEDxDayton Tickets Now On Sale

tedx2014After an incredibly successful TEDxDayton debut last fall, organizers have  been busy lining up speakers, volunteers and sponsors for the sophomore event scheduled to take place from 9 am to 4 pm Fri, Oct. 17, at the Victoria Theatre  in downtown Dayton. The theme chosen to challenge featured speakers and the audience is “Explore. Exchange. Excite.”

Tickets go on sale today, Wed, Aug 14th. Tickets run $50 per person, and their is an $18 student rate and admission includes lunch at the Schuster Wintergarden and a snack break.   Tickets to the inaugural TEDxDayton event sold out in two weeks last year. Based on interest and feedback from attendees, organizers expect tickets to this year’s event to sell-out quickly again. In addition to the main event, new Hype Events will be held this year to introduce the community to TEDxDayton and provide networking opportunities for those interested in TED’s “ideas worth spreading.”

“We are extremely proud of the line-up of speakers this year, as well as the expansion of the TEDxDayton experience into the community,” said Stephanie Gottschlich, TEDxDayton co-chair. “We are grateful for all of the hard work and thought the committee has put into this and can’t wait to experience TEDxDayton on October 17.”

Bands Helping Bands

3diIt starts with a Holiday…at home

For the last few years Kettering resident Bryan Suddith has enjoyed watching Dakota Center’s Drill, Drum and Dance Innovators (3DI) Drill Team march in the Holiday At Home Parade. The parade is an annual Labor Day weekend event in Kettering and features the award winning Fairmont Marching Band as well as Alter and Centerville High School Marching Bands.

Bryan noticed that the equipment the boys and young men of the award winning 3DI didn’t match the quality of the drums carried by the high school bands. Each year Bryan and his wife Melissa brainstormed ways to help the tiny drum corp from Dayton’s West side.

The Suddith’s son, Caleb, marches with the Fairmont band and that is where this fundraiser was born. Fairmont High Schools theme this is “Birds of a Feather” and the pink flamingo began appearing around Fairmont shortly before band camp this summer. The concept of this fundraiser is that bands help bands. Birds of a feather flock together. Bryan worked with Brian Petro to create a mashup design which converted the Firebird logo with a pink flamingo. Bryan Suddith calls it the Fire-Amingo on the Teespring website where the shirts are for sale.

The goal is modest, 88 shirts sold in 8 days, to raise $1000.00 for the Dakota Center 3DI, Drum, Drill and Dance, Corp.

Get Up Close With Bats

big_brown_bat bodyStep into the exciting and mysterious world of bats with the Organization for Bat Conservation (OBC) at Possum Creek MetroPark Farm Saturday, Aug. 16, from 7:30 to 9pm  during the Live Bat Experience.  The event includes an exploration of the importance of bats, habitat and conservation, as well as of the amazing adaptations bats have made to navigate their nocturnal lifestyle. Attendees will get a chance to meet African fruit bats, a local insect-eating bat and a Jamaican leaf-nosed bat.

 

In addition, attendees will investigate the many amazing features of bats — including echolocation, flight and feeding habits — and explore the unique roles these nocturnal mammals play in our world. Staff from the OBC also will discuss how to help these local mosquito eaters. Afterward, attendees will take a short hike in search of bats in the wild.

“We are excited to sponsor OBC’s rescued bats and bring these misunderstood creatures to Five Rivers MetroParks,” said David Kugler, president of Propestmen of Ohio Inc. “Many nature centers are struggling with the effects of the economy, and we feel that the OBC’s programs bring a necessary component to the community because they inspire children to learn about science. We hope to get a lot of attendance from the public to help support MetroParks.”

Dayton’s Fly 92.9 Announces Dan Edwards as Host of “The Morning Flight”

Dan-Edwards-WGTZAlpha Media Dayton, OH announced today the addition of legendary Miami Valley media personality Dan Edwards to “The Morning Flight,” weekdays from 6 to 9 a.m. on Fly 92.9. Dan is an Emmy award-winning media veteran with over 30 years of experience as an anchor, DJ, photo-journalist, and educator. Though his travels have taken him all over the globe, he and his wife of 29 years are proud to call Dayton home.

 
“I can’t say how happy I am to be back in the very building I began my radio career on the legendary WING-FM,” Dan stated. “After a satisfying 12 year career in TV as an anchor and reporter at Channel 2, I’m excited to transition back into radio. What’s even more profound is the fact that John King, the current general manger for Fly 92.9, is the same man who gave me my first big break in the business back in 1982!”

Free Summer Party Downtown

Photo PosterThe Dayton Metro Library is inviting the whole community to a Summer Party.  There will be free entertainment, games, contests and hands-on activities for the whole family on Saturday, August 9, 1:00-4:00 p.m. at the Main Library and in Cooper Park, downtown Dayton.
Chuck Duritsch from the Dayton Metro Library says, “We want to celebrate not only our summer readers who worked hard and met their goals, but also have a fun afternoon for everyone!”

 

What’s in store?

 

Visit the Technology Petting Zoo to see the latest gadgets, then pet puppies from the Humane Society of Greater Dayton. Make your own cotton candy, then ride a blender bike and make a smoothie. Time the Rubik’s Cube champ, learn break dancing skills from Deja Kru, and meet a young Yo-Yo Master. Book swaps, henna tattoos, physical challenges, chess games, storytimes, oh my! There’s too much to mention. Suffice it to say there are activities throughout Cooper Park and inside the Main Library as well – plenty for adults and children to have a fun, free afternoon. Food vendors will be on hand for the purchase of food and beverages, but all other activities (from the Active Zone to the Zoot Theatre puppets) are FREE.

 

“This is a chance for families to come together for a fun, free event to celebrate the summer,” said Diane Farrell, Director of External Relations for the Library. The Library invites you to come enjoy an afternoon with your friends, family and neighbors at the Dayton Metro Library as we wrap up a super summer and get ready for a fabulous fall!

Hattery Launches A “Show Us Your Brim” Contest

They’ll be taking pictures of you and your hats and accessories from 5:00 to 9:00 and posting them to Facebook and Instagram. In exchange for letting them take your picture, they’ll give you 10% off during First Friday.

If you can’t make it on First Friday, it’s okay. You can still participate. Just post a picture of yourself sporting your favorite BRIM purchase on Facebook with a link to their page in the photo caption or post a picture on Instagram with @brimonfifth and #brimonfifth. Show us the picture between 8/1-8/14 and get 10% off. On 8/15 we’ll reward the taker of our favorite photo with a $50 gift certificate.

Entrepreneurs- Deadline Extended For Activated Spaces

1919629_499225913544549_1844309004929902953_nActivated Spaces, an initiative to fill downtown storefronts, is accepting applications for temporary retail, service, and office businesses to open downtown this fall as part of the seventh phase of its Pop-up Project. The project matches business owners and entrepreneurs with downtown property owners who have first-floor storefront space available for occupancy.

Interested retailers or office space seekers should fill out an application, which can be downloaded here:Pop-up-Project-RFP-Fall-2014, and email it to Jen Cadieux at [email protected]. The application deadline is 5 p.m. Friday, August 8. Tenants will be selected the week of August 18.

Lease lengths will range from three to six months. The spaces will have varying lease rates, but will be leased below market value. Activated Spaces volunteers will connect retailers and office businesses with commercial property owners, help make the space move-in ready, and promote the business during such events as First Friday and Urban Nights. Selected businesses will negotiate leasing terms directly with the selected property owner, but flexibility for the tenant is a priority.

Activated Spaces volunteers hope to build on the success of the Pop-Up Project’s first five phases. Ten of the businesses that have opened as part of the Pop-Up Project are still open: Beaute Box, 116 W. Fifth St.;Peace on Fifth, 234 Dutoit St.; American Pi, 41 S. St. Clair St.; Vintage Barbershop, 110 W. Fifth St.; Sew Dayton, 261 Wayne Ave..; Green Baby, 2nd Street Market; Spice Paradise, 16 Brown St.; Hicks’ Barber Shop, 16 Brown St.; Catapult Creative, 133 N. Ludlow St.; Studio Meco, 46 W. 5th St.; and Confetti, 42 W. 5th St. Since the inception of the project in 2011, more than 13,000 square feet of vacant space has been filled and 29 new jobs have been created.

Commercial property owners interested in offering space to Pop-Up Shop owners should contact Jen Cadieux at 937-224-1518. Participating property owners are on the Activated Spaces website. Once a match is made, a limited amount of money is available to be distributed at the discretion of the Activated Spaces team for such purposes as offsetting utility costs, making cosmetic improvements to the space or other necessities for making the space operational.

The Pop-Up Project is driven by volunteers from the young professional organizations Generation Dayton and UpDayton with support from the Downtown Dayton Partnership, the City of Dayton, the City of Dayton Neighborhood Mini-Grant program and community volunteers. Activated Spaces is part of the Greater Downtown Dayton Plan, a strategic blueprint for the future of downtown.

On Friday, we’re clearing the decks for two new films – the critically acclaimed and powerful new film IDA and the romantic drama WORDS AND PICTURES. Synopsis for IDA: At last year’s Toronto International Film Festival, I saw 30+ films. This film was at the top of my list (with films like 12 YEARS A SLAVE and PHILOMENA), but it won’t stick around for too long. I hope you’ll hurry down. “From acclaimed director Pawel Pawlikowski comes IDA, a moving and intimate drama about a young novitiate nun in 1960s Poland who, on the verge of taking her vows, discovers a dark family secret dating from the terrible years of the Nazi occupation. 18-year old Anna, a sheltered orphan raised in a convent, is preparing to become a nun when the Mother Superior insists she first visit her sole living relative. On Tuesday, July 29 at 7:30, The Evangelical Immigration Table will host a one-time screening of the documentary THE STRANGER. “This film was produced to motivate evangelical Christians to take a stand for immigration reform. The film tells the story of three families caught in our broken immigration system. The film is a stark reminder that immigration isn’t just a political issue, and it certainly isn’t a liberal or conservative issue. It is an American issue, and it is a spiritual issue. Tickets are $5 (Now Available at THE NEON’s Box Office) and all proceeds will go to local refugees served by New Path Outreach, a ministry of Ginghamsburg Church. Watch the film. On Thursday, July 31 at 7:30, 4 Paws For Ability will screen LEGENDS OF THE KNIGHT. On Sunday, August 3 at 1:00, SPAN Ohio will hold a one-time screening of THE HEALTHCARE MOVIE. “Single Payer Action Network Ohio (SPAN Ohio) is proud to host THE HEALTHCARE MOVIE on the 49th anniversary of our own Medicare system. THE HEALTHCARE MOVIE is a 65 minute documentary that reveals the intensity of the political struggle that led to Canada’s universal medical care system, and exposes public relations campaigns that have been prevalent in the U.S. since the early 1900’s to dissuade the American public from supporting national health care. Every day people are dying or going bankrupt due to the ills of the United States system. Who are we in the face of this human tragedy? “On Thursday, August 14 at 7:30 Boston Stoker is proud to present A FILM ABOUT COFFEE to the Dayton Area. The film, which first premiered in Seattle at the Specialty Coffee Association of America (SCAA), explores the world’s involvement and fascination with specialty coffee from crop to cup. It captures in-depth views on the current state of specialty coffee with footage from throughout the US, Africa, South America and Japan. Boston Stoker is a specialty coffee roaster and wholesaler that has operated out of Dayton, Ohio since 1973. Bring your LEGO loving little ones to enjoy a FREE LEGO Show at Caesar Creek Flea Market the weekend of July 26th and 27th!   Over 400 square feet of LEGO’s and 30 exhibit tables will be on display from regional groups such as the Michigan LEGO Club, Fred’s “One-Stop-Brick-Shop,” and the Ohio Youth Robotics and First LEGO League.

 
You and your family will enjoy the many colorful, creative, architectural displays of LEGO ingenuity!  From the simple to the complex – see how these nationally competitive clubs have taken thousands of  little squares and shapes and combined them to reach a whole new level of play!
